About the Pub

The Ball is to the North edge of the village of Thorpe Hesley. A village pub with a good following of local drinkers and opportunity to attract some ramblers in the area. Trading hours have been limited to later afternoon, evenings and weekends, there is some scope for earlier opening in the current format later in the week. There is opportunity to develop the business further around basing sports teams from the premises, in addition there has previously been a simple food offer. This food offer could be re-introduced to offer a small menu and potentially with good planning a Sunday Lunch offer. The premises are split between 2 definite rooms, the larger of which benefits from a snooker table currently. This can be adapted to utilise for general seating and dining. The second room is a lounge, this has a pool table. There is a reasonable sized beer garden to the rear that is sheltered with established trees, this is adjacent to a car park that has space for 10 cars and private garages for the pub. There is a building to the rear that is currently used by the Publican as additional leisure space to their own accommodation. The pub will benefit from a Publican who enjoys building activities that operate in and from the pub including teams. The food offer will add a further reason to spend time at the pub, it would be unrealistic to think that this pub could be a food based operation, this would be supplementary to the core business of a Neighbourhood pub used for a regular pint.

The Ball is a large pub located in a prominent position in the village of Thorpe Hesley. The pub is traditionally decorated throughout, comprising low exposed wooden beams, a large wooden bar and quirky features. The new publican may wish to redecorate to add more character and create a more homely pub feel. A modern touch could bring this pub a long way. The pub is in great condition and requires an experienced publican to drive sales throughout the two areas available. There is a mixture of loose and fixed seating for a small restaurant operation from the trade kitchen at the pub.

Externally there is a walled beer garden and patio area and to the front is a covered smoking solution.
