About the Pub

The James Wyatt is a welcoming and traditional community pub at the heart of the Alvaston suburb of Derby. Surrounded by residential housing, a local shopping parade, and a children’s park, it’s perfectly placed to be a true hub of the community. With on-site parking for around 20 cars, a partially covered patio with seating for 40 and a layout designed for both everyday trade and events, this pub already has strong foundations to build on.

Inside, guests are welcomed by a traditional bar, popular with local darts and pool teams, as well as weekend entertainment that draws in regulars. A key opportunity here lies in developing live sport - while the pub currently doesn’t offer sports viewing, an installation would significantly boost footfall and mid-week trade, particularly given the proximity to Derby County FC. To the rear, a separate function room with its own enclosed patio provides a flexible space for private hire, community gatherings, charity events, and celebrations—an additional income stream ready to be maximised.
